One of the first questions I get from buyers is some version of: how long is this going to take? And I get it. Whether you are relocating from out of state, counting down the days until your lease is up, or just tired of paying someone else's mortgage, you need a realistic timeline. Not a vague answer. A real one. So here is what the homebuying process actually looks like in Florida, with specific numbers, real talk, and what to expect at every stage.

The Short Answer: 45 to 90 Days for Most Buyers

If you are financing your home (which most buyers are), you should plan on roughly 45 to 90 days from the moment you start seriously looking to the day you get your keys. That includes your home search, your offer, and your closing. Some buyers move faster. Some take longer. A lot depends on how prepared you are on day one.

Cash buyers can close much faster. We are talking 10 to 21 days from offer to close if everything lines up. But for financed buyers, the contract-to-close window alone is typically 30 to 45 days, and that is just the closing side.

Step One: Getting Pre-Approved (1 to 5 Business Days)

Before you tour a single home in Jacksonville, you need a pre-approval letter. This is not the same as a pre-qualification. A pre-approval means a lender has actually reviewed your income, assets, and credit. It carries real weight when you submit an offer.

A solid lender can turn this around in one to five business days. Some do it in 24 hours.
