Not many agents do this, but I do: every relationship starts with a real consultation, in person or virtual, whichever works best for you. We’ll go over who I am and how I work, what you’re looking for, your goals, your timeframe, and your budget. I’ll walk you through the paperwork and the process in detail, and we’ll look at real-time inventory together so I understand exactly what you’re picturing when you say “home.” Clients who do this with me save 10 to 20 hours in their home search, because we’re not guessing, we know exactly what to look for.

Getting You Pre-Approved

Before we start touring homes, I’ll connect you with a lender I trust so you know exactly what you’re working with. Understanding your budget upfront means every home we see after this is one you can actually picture yourself in.

The Home Search

This is the fun part! I’ll send you listings across Northeast Florida that fit your goals, and because I know San Marco, Avondale, Murray Hill, and Amelia Island inside and out, I can tell you things about a neighborhood that you won’t find online. We’ll tour homes on your schedule, whatever is easiest for you.

Writing the Offer

When we find the one, I’ll walk you through the numbers, the terms, and the strategy so you feel confident, not rushed. I’m in your corner through every negotiation, making sure your offer reflects both the market and what matters most to you.

Under Contract

Once your offer is accepted, I’ve got you through every step: the inspection, the appraisal, and all the paperwork in between. You’ll hear from me every week during the contract process with a clear update on where things stand, so you’re never left wondering what’s happening or what’s next.

Closing Day

This is the moment it all comes together. I’ll be with you at the table, and when you sign those papers, I’m just as excited as you are. This is such a big deal, and I want you to feel every bit of it.

After You Move In
