Moving to a city you have never lived in is equal parts thrilling and terrifying. You scroll listings at midnight. You zoom in on maps until the street names blur together. And you wonder how anyone picks a neighborhood from 800 miles away. I’m Stephanie Thompson, a real estate advisor with Local Roots Group, and helping people answer that exact question is my favorite part of the job. Jacksonville FL is enormous. It covers more land than any other city in the continental United States, and every corner of it has its own personality. My job is to make it feel small enough to know.
It Starts With How You Want Your Days to Feel
Before we ever talk price or square footage, I ask about your mornings. Do you want to walk to coffee? Hear the ocean? Pull onto a quiet street after work and forget traffic exists until tomorrow?
Those answers tell me more than any wish list. If you light up talking about Saturday markets and old oak trees, I’m already thinking about Riverside and Avondale. If you want sand on your feet before breakfast, we’re looking at Atlantic Beach or Neptune Beach. If you’re craving newer construction and room to spread out, Nocatee and the communities south of the city might be your spot.
I grew up here, so I can usually hear the neighborhood in the way you describe your weekend. If you want the big picture first, my Jacksonville neighborhood guide from someone who grew up here is a great place to start.
I Map Your Real Commute, Not the Google Guess
Jacksonville is spread out, and the drive matters more than people expect. A 20 minute commute on paper can turn into 45 when you’re crossing the Buckman Bridge at 5:30 on a Tuesday.
So I pull up the actual routes from every neighborhood on your list to the places you’ll go most. Work. The gym. The airport. I’ll tell you which bridges back up, which stretches of the interstate to avoid, and which side streets locals quietly use. I broke all of this down in my post on Jacksonville traffic before you move here. Read it before you fall for a house on the wrong side of the river.
I Bring Jacksonville to You Before You Ever Land
Most of my relocation clients can’t fly in every other weekend. So I bring the city to them. I do live video tours of homes, but I also film the streets around them. The corner café. The park two blocks over. What the neighborhood sounds like at 6 p.m.
I walked Riverside on camera for exactly this reason. Photos never capture how walkable it really is.
When you finally visit, you’re not starting from zero. You already know which two or three areas feel like home.
A Scouting Weekend Planned Like a Local
When you’re ready to see Jacksonville, Florida in person, I build the whole trip around your shortlist. We might grab breakfast in San Marco, walk the square, then drive down San Jose Boulevard to see what Mandarin feels like on a Saturday. If Riverside made the cut, we time it for the Riverside Arts Market under the Fuller Warren Bridge.
I want you to experience each place the way you’d actually live there. Not a blur of showings. A real day. My post on living in San Marco gives you a little taste of what that feels like.
What the Listing Won’t Tell You
Which streets hold water after a summer storm. How much insurance can swing depending on the age of a roof. Why your first property tax bill might look nothing like the seller’s. Where the new grocery store is breaking ground next year.
People sometimes ask why they should call Stephanie Thompson instead of whoever answers the website chat first. This is why. A lifelong Jacksonville FL local knows things that never show up in a search filter.
I also walk every relocating buyer through my full buyer process, so closing from out of state never catches you off guard. And if you’re still in the planning stage, my guide to moving to Jacksonville from out of state covers the practical side.
Why Relocating Clients Trust Stephanie Thompson
I’ll be honest with you, even when it means telling you a neighborhood you loved online isn’t the right fit. I’d rather you end up somewhere you’ll stay for years than somewhere that just looked good in photos. And I have the full support of Local Roots Group at United Real Estate Gallery behind me, so nothing slips through the cracks while you’re packing boxes in another state.
If you’re planning a move to Jacksonville FL and don’t know where to start, let’s talk. Book a relocation call with me and tell me about your ideal Saturday. I’ll help you find the neighborhood that fits the way you want to live.
